How much Help to Buy you could get on a new home, and whether you meet the conditions.

How Help to Buy is calculated
The refund is the lowest of three amounts:
€35,000 (€30,000 before 7 October 2026)
10% of the purchase price, or of the valuation for a self-build
the income tax and DIRT you paid in the 4 tax years before the year you claim
The home must be a new build or self-build costing €500,000 or less, you must be a first-time buyer, and the mortgage must be at least 70% of the price. The money goes to the developer or, for a self-build, to your lender, and counts towards your deposit.
Example. A couple buy a new home for €330,000 with a €290,000 mortgage. Between them they paid €41,000 in income tax over the last 4 years. 10% of the price is €33,000, below the €35,000 limit and their tax, so the refund is €33,000. If they had paid only €24,600 in tax, the refund would be €24,600.

Is the €35,000 Help to Buy limit law yet?
Not yet. Budget 2027 announced the increase with immediate effect. It becomes law when the Finance Act 2026 is signed, normally in December. Citizens Information gives the start date as 6 October 2026 and other sources give 7 October; this calculator uses 7 October 2026 until the Finance Bill confirms it.
What price of home qualifies?
A new home bought from a developer, or a self-build, with a price or valuation of €500,000 or less. Second-hand homes do not qualify. To get the full €35,000, the price needs to be at least €350,000, since the refund is capped at 10% of the price.
How big does my mortgage need to be?
The mortgage must be at least 70% of the purchase price or valuation, from a qualifying lender. Buyers with a large deposit and a small mortgage do not qualify.
Can a couple both claim?
Yes. Each buyer can claim on the tax they paid, and the claims are added together. The €35,000 and 10% limits apply to the property, not to each person.
What tax counts?
Income tax and DIRT (tax on deposit interest) paid in the 4 tax years before the year you apply, less any refunds. USC and PRSI do not count. Revenue shows your figure when you apply in myAccount.
How long does the scheme run?
Help to Buy is available for purchases and self-builds up to 31 December 2029.
