Worked example

A landlord on a €60,000 salary gets €18,000 rent in 2026. Expenses are €4,000 mortgage interest, €1,000 repairs, €500 insurance, €1,800 management fees and €200 other costs: €7,500. Furniture bought for €8,000 gives wear and tear of €1,000. The rental profit is €9,500.

All of it falls in the 40% band: €3,800.00 income tax, less the landlord relief of €1,000.00, leaves €2,800.00. USC is €285.00 and PRSI €402.56. Total tax: €3,487.56, or 36.7% of the profit. After expenses and tax the landlord keeps €7,012.44.

How rental income tax is calculated

  1. Rental profit. Rent received, less allowable expenses (mortgage interest, repairs, insurance, management fees, RTB fees, accountancy, service charges) and wear and tear of 12.5% a year on furniture and appliances for 8 years.
  2. Income tax. The profit is added to your salary. It is taxed at 20% within your standard rate band and 40% above it. Tax credits are used against your salary first.
  3. Landlord relief. The Residential Premises Rental Income Relief takes the lower of €1,000 and 20% of the profit off your income tax. It cannot take the income tax on the rent below zero. Under current law it ends after 2027.
  4. USC. Charged on your salary and rental profit together, so the profit pays the USC rate your income reaches. Non-PAYE income above €100,000 pays an extra 3%.
  5. PRSI. 4.2375% on all of the profit when unearned income is over €5,000 and you are under 66.

This calculator does not cover capital allowances other than wear and tear, losses carried forward, property owned jointly, the 65 and over income tax exemption, pre-letting or retrofitting deductions, or foreign rental income.

Questions

How is rental income taxed in Ireland?
Your rental profit (rent less allowable expenses and wear and tear) is added to your other income. It is taxed at your marginal rate of income tax (20% or 40%), plus USC and PRSI. There is no separate landlord tax rate.
Is mortgage interest deductible?
Yes, in full, for a loan used to buy, improve or repair a rented residential property, as long as the tenancy is registered with the RTB. Only the interest counts; capital repayments are not deductible. Interest from before the property is first let is not allowed.
Can I deduct Local Property Tax?
No. Revenue lists LPT as an expense you cannot deduct. Other costs that are not allowed include your own labour, capital improvements and most costs before the first letting or after the last.
What is the Residential Premises Rental Income Relief?
A relief for individual landlords that reduces income tax on residential rental profit by up to €600 for 2024, €800 for 2025 and €1,000 for 2026 and 2027, or 20% of the profit if lower. You need RTB-registered tenancies, LPT paid on all your rented homes and tax clearance on 31 December, and the homes must not be let to relatives. It is clawed back if you stop letting within 4 years of first claiming. It does not reduce USC or PRSI.
Do I pay PRSI on rental income?
Yes, if you are under 66 and your unearned income (rent profit, interest, dividends) is more than €5,000 a year. Employees pay it at Class K, at the same rate as Class S: 4.2375% for 2026 on average, on the whole amount, not just the part over €5,000.
Do I need to file a tax return?
Yes. PAYE workers with net rental income under €5,000 can use Form 12. Above that, or if you are self-employed, you file a Form 11 and pay preliminary tax by 31 October each year.
What if my expenses are more than the rent?
You have a rental loss. It is carried forward and set against rental profit in later years. It cannot be set against your salary.
